“Environmental due diligence services, such as Phase I ESAs, are generally required three to four weeks prior to closing of commercial real estate transactions,” said Summer Gell, principal and national client manager at Partner. “As such, Phase I ESAs are a good indicator of commercial real estate and construction trends in the environmental due diligence industry.”
According to the EDR ScoreKeeper report, the number of Phase I ESA transactions in the Southern region, which includes Texas, increased 39 percent when compared with the third-quarter 2012 data. Partner performed 358 Phase I ESA transactions in Texas during the third-quarter of 2013, totaling 7 percent of the total Phase I ESA transactions in that market.
